If you’re interested in buying a home using a reverse mortgage loan to purchase, let me tell you about my experience but first let me say this: it was one of the best decisions I’ve ever made.

I worked with Paul Tollner of Golden Heritage Financial to get this loan during a hot market in June/July of 2021. House prices were going up and up every month. I knew it wouldn’t be long before I would be priced out of the market and would end up either buying something I didn’t really want, moving out of the region to someplace less expensive, or renting a small apartment until the market adjusted again. The latter option didn’t look likely. Fortunately, I had a settlement from my divorce, which made it possible to go with a reverse mortgage to purchase.
Paul came recommended to me by one of those friends who I always trust with referrals. She’s never wrong when she recommends someone for advice, or work or whatever. I met with Paul outside for coffee on morning (the pandemic still had things mostly closed up) in February or March, I think. He explained to me about a reverse mortgage loan to purchase.

I have to admit, it sounded too good to be true. Paul said that it was a mortgage that let someone who had enough money to put up half of the purchase price, and the mortgage company would put up the other half. The mortgage company would then pay my mortgage monthly. While it meant that I (or my estate) would end up owing on the mortgage in the end, it also meant that I could have a home of my own (while I was still young enough to enjoy it) and not have to worry about paying a monthly mortgage when I really couldn’t afford to do so.
That was my biggest fear – that I would get a mortgage and the economy would tank or I would be in some way incapacitated and unable to work. As it was, I only had a part time job and money was tight. But I had my nest egg divorce settlement, and on the strength of that and my part-time job income, Paul was able to get me a reverse mortgage loan to purchase.

The process went as smoothly as any other home purchase I’ve experienced (I’ve bought 2 homes previously) though some of the background checks were more thorough. Paul and his team helped me through every step. I’ll admit, it was kind of a scary process, especially for a divorcee who had to do it all by herself. But we worked ahead at getting pre-approved, figuring that I would start looking in earnest in early summer. I got pre-approved for a certain amount, so when my bid on my dream home was accepted, I was all set to go. Oh, there were still more approvals and hoops to jump through in order to get the loan, but there were no major snags.

Now I get to live in my own home. It’s a manufactured home in a 55+ community. Very safe. The HOA fees are reasonable and my neighbors are great. Best of all, I can actually afford to live here and don’t ever have to worry that I’ll be kicked out for missing a mortgage payment. As I said before, it was one of the best decisions I ever made.

I hope this helps whoever is reading it to feel a bit more secure in making what felt for me, like a scary decision. I never would have owned my own home without it, and I’m so glad this option is there for me.

I’d like to share my experience with Mr. Paul Tollner of HighTechLeanding.

Paul entered my family’s life during our loss of my wife, Penny, after 53 years of marriage. Her passing was unexpected and devastating to us. Our family was in turmoil as you can imagine.
